Why "No Track Record" Doesn't Mean No Trust

Most JV risk isn't bad investors backing bad builders. It's good investors backing builders who've never actually swung a hammer themselves and don't know what they don't know. Forty-one years on site means that risk doesn't exist here. The investors worth working with already know this. They're not looking for someone who's done it ten times. They're looking for someone who won't need to learn how on their money.
